Everything required off the foundation to finished roof for a complete engineered exterior lock-up package as follows :

• 10 hours free design time to customize your plan 
• 2X6 treated sill plate
• 2X10-12" KD floor joists with cross bracing + floor beams as required
• 2X6 or 2X8 KD ceiling joists with bracing as required
• Hardware connectors as required
• 19 mm (3/4") T&G fir plywood sub-floor
• All KD interior wall framing and stairs prefabricated 
• Prefabricated exterior walls of 2X6 kiln dried SPF with 1/2" sheathing
• 2X10, 12 roof rafters + gluelam ridge beams or engineered trusses
• 4mil vapour barrier for wall plates
• Concealed fastener metal raised-seam roofing, choice of colours, 26 gauge
• Roof flashing, ridges, valleys, trims and felt underlayment as required
• 8" KD bevel cedar siding, pre-stained, choice of colours or pre-painted fibrecement board
• 1X8 KD cedar fascia boards, pre-stained, choice of colours
• 1x4 KD cedar door/window trims, pre-stained, choice of colours
• Low-E double-glazed windows
• Cedar deckboard, pre-stained, choice of colours
• Insulated 3' exterior entry doors w/glass panel
• Exterior door knob(s) with construction deadbolt(s)
• Cedar porch posts & beams pre-stained as required
• Metal flashing material for all door and window openings & blueskin wrap
• All clips, joist hangers, rafter ties, fasteners and specialty hardware
• Building wrap, moisture barrier
• 1X4 T&G pine soffit, pre-stained
• Engineered plans
• Comprehensive assembly instruction plans
