• 10 hours free design time to customize your plan
• Permit-ready structurally engineered plans
• 2x6 treated sill plate
• 2x10 Kiln Dried (KD) Spruce-Pine-Fir (SPF) #2 & Better standard construction grade floor joists or engineered I-Joists with cross bracing + floor beams as required
• 2x6 or 2x8 KD ceiling joists with bracing as required
• Engineered hardware connectors for wood components as required
• 3/4" T&G fir plywood sub-floor
• Prefabricated exterior walls 2x6 KD SPF #2 with plywood sheathing
• Prefabricated interior walls 2x4 KD SPF #2, 2x6 for plumbing walls
• Prefabricated staircase between main and 2nd floor
• Pre-cut 2x10 or 2x12 KD SPF #2 roof rafters or trusses as per plan
• 2x4 KD SPF #2 roof strapping and utility framing, 1/2" plywood roof sheathing
• Engineered beams, lintels and columns as needed
• Exterior wall sheathing membrane, 6mil vapour barrier strips for wall plates
• Concealed fastener metal raised-seam roofing, choice of colours, 26 gauge
• Roof flashing, ridges, valleys, trims and underlayment as required
• 8" bevel cedar siding, pre-stained, choice of colours or pre-painted woodgrain fibrecement siding
• Heavy cedar fascia boards, pre-stained, choice of colours
• 2x4 cedar door/window and corner trims, pre-stained, choice of colours
• Cedar deckboard, pre-stained, choice of colours
• PVC Low-E Argon Energy-Star rated double-glazed windows, patio doors as needed
• Fibreglass insulated 3' exterior entry doors w/ 1/2 glass panel as needed
• Exterior door satin chrome lever sets with keyed alike deadbolts provided for construction safety
• Standard no-lite insulated steel garage door with track & remotes as needed
• D-Fir porch posts & beams pre-stained as per plan
• Clips, joist hangers, rafter ties, fasteners and specialty hardware as required for engineering
• Blueskin for window/door installs, window head metal flashing
• T&G wood soffit, pre-stained with soffit venting strips
• Standard accessories (Please ask your AJIA rep)
• Comprehensive package manifest & construction assembly 3-D plans
• Arrangement of at-cost delivery for you

Owner's Responsibilities:

• All permits, permissions & project insurance (AJIA provides all engineered plans required for permits)
• Site services and preparation including surveys
• Complete information regarding strata or municipal requirements
• All non-structural and non-architectural signoffs
• All site construction
• All site materials not included in AJIA Home Package such as foundation, connecting hardware for foundation, back framing required for interior finishing, electrical, plumbing, insulation, interior wall/floor/ceiling finishing, cabinetry, stairs, and all other finishing and items not listed on standard package included page
• Delivery costs (no mark-up)
